The terms master planned community and manufactured homes may seem like an unlikely pairing, but these concepts are coming together in new and interesting ways for the Silverado at Simonton Ranch development in Camp Verde, AZ. Developers Patrick Clifton and Ian Clifton with CFT Ventures are acquiring the 172.5-acre property after previous plans for the community failed to materialize numerous times over the past decade. The Cliftons are breathing new life into the project with an eye towards the design of a high-quality, market-sensitive community that challenges the traditional approach to private residential development.

Aimed at the Active Adult/55+ demographic, the Cliftons’ concept includes leasing their lots to homebuyers who would purchase a manufactured home for the site. The Cliftons have partnered with Cavco Industries, a company that specializes in the design and construction of high-quality manufactured and modular structures. Cavco’s products have raised the bar for prefabricated housing, offering a wide range of structures from park-like cabins to custom homes to commercial structures.

Through its Nationwide Homes brand, Cavco offers floorplans that cater to the 55+ demographic with features designed to help homeowners age in place. Wide hallways, low thresholds, maintenance-free exteriors, and plenty of room to host family events are just a few of the thoughtfully-chosen details. The land lease arrangement and mobile nature of the homes at Silverado will also give active adult homeowners the flexibility they might need later on in life as their health and mobility levels change.

RVi’s Scottsdale office is providing landscape architecture services for Silverado, including the design of entry features, roadways and parking areas, amenity center and other outdoor people spaces. RVi also provided 3-D visualization for key areas and worked to preserve existing trees and site features in order to frame mountain views to the east of the development.
