When thinking about build-to-rent communities, or “BTR communities,” you generally don’t think of sprawling activity centers and luxury amenities for the community to share. The future of the BTR community is coming quickly with the push to the next level of comfort and user experience on the front of amenities through a combined effort from Taylor Morrison and RVi. The RVi team is assisting Taylor Morrison in schematic programming and site planning for a fresh brand of regional resort-style amenities intended to expand across the country.

Taylor Morrison is working on this project venture of creating unique amenity features in BTR communities to bring their new brand called “Yardly” to the front of the market by developing a consistent delivery of high-quality resort areas for their newly released BTR brand across the nation. The majority of Yardly communities would be made up of one to two-bedroom homes that range from 700 to 1,100 square feet, and will feature private backyards. Taylor Morrison is actively working on developing roughly 15 BTR community projects in markets stretching from Florida to Arizona, Texas, and North Carolina. With rising mortgage rates creating a difficult environment for buyers, BTR communities offer a flexible option for people to still reside in a single-family home and live the lifestyle that they want, all without the struggles of being a new homeowner – to be able to have their own yard, and even have a private area for a family’s pet friends, as Yardly homes will utilize doggy doors leading to the home’s backyard.

While this project is in the conceptual phase at this time, Taylor Morrison is aiming to have their new amenities implemented in currently permitted BTR communities as early as 2023. The new resort-style amenities include clubhouse buildings, large pools with lap lanes, lounge chairs, tables and seating areas for gatherings, pavilions, grill areas, sport courts, and more.

For RVi, working with Taylor Morrison on a project such as this one, especially in the pilot phase is a step towards strengthening our partnership, and could potentially stretch nationwide for RVi. RVi is very excited about this project, as it is part of what we love doing – opening the outdoors for people to experience and enjoy. And what better place is there to accomplish opening the outdoors than right in people’s backyards?
