EastVillage

Located minutes from downtown Austin and major cultural destinations, EastVillage transforms 425 acres in Northeast Austin into a connected mixed-use district organized around the everyday experience of living, working, and gathering. With access to two major highways and an expansive greenbelt, the site presented RVi with an opportunity to establish a planning framework that balances regional connectivity with the character and walkability of a neighborhood.

Engaged by Reger Holdings, RVi led market and site analysis, concept planning, landscape architecture, open space design, and streetscape design to organize a diverse mix of housing, commercial, and entertainment uses into a cohesive community. At the heart of the plan, an amenity-rich village center brings these uses together around a central green and amphitheater, establishing a social and cultural destination for community events, daily activity, and connection.

GOALS

The scale and mix of uses envisioned for EastVillage required a framework that could create a recognizable sense of place while supporting the long-term evolution of a new urban district. RVi began by studying comparable developments and market conditions to better understand opportunities for housing, commercial activity, entertainment, and community amenities, using those insights to inform the concept plan.

Rather than treating individual uses as separate destinations, RVi sought to organize them around a connected public realm. The planning framework needed to accommodate a range of multifamily housing options while bringing residents closer to jobs, retail, restaurants, co-working spaces, entertainment, and outdoor amenities. Equally important was creating intuitive connections between these destinations and the surrounding greenbelt, allowing streets, sidewalks, open spaces, and multimodal corridors to work together as the connective structure of the community.

At the center of that framework, RVi envisioned a village core that could give EastVillage both an identity and a gathering place—creating a flexible setting that supports large community events while remaining active and useful as part of everyday life.

OUTCOMES

RVi’s plan establishes the village center as the social and cultural heart of EastVillage, where housing, commercial uses, entertainment, and public space converge around a central green. An amphitheater provides a flexible venue for performances and community events, while restaurants, retail, co-working spaces, outdoor cafés, and other active uses extend activity into the surrounding public realm.

Beyond the village center, a network of wide sidewalks, tree-lined streets, multimodal corridors, and open spaces prioritizes walkability and strengthens connections throughout the district. These elements make it easier to move between homes, workplaces, amenities, and gathering spaces without relying exclusively on a car, while creating opportunities for informal interaction and community life along the way.

The resulting framework brings together a range of multifamily housing options with employment, entertainment, recreation, and everyday services within a connected 425-acre district. By combining market analysis with planning, landscape architecture, open space, and streetscape design, RVi created a flexible foundation for EastVillage to evolve over time while maintaining a cohesive identity; demonstrating how thoughtful planning can transform a large-scale development into a walkable community where people can live, work, gather, and connect close to home.
