GOALS

In a wetlands setting, creating the tropical oasis of an Esplanade gated community is an ambitious goal. RVi worked with the environment—not against it—to craft an elegant, resort-style community rich in active amenities and character through comprehensive land planning and landscape architecture. Embracing the local ecosystem through features including a native butterfly garden, RVi helped Esplanade at Wiregrass Ranch achieve its vision, giving residents the luxurious lifestyle of a permanent vacation.

OUTCOMES

Native flora fringe the perimeter of Esplanade as residents arrive through intricately designed gated entrances that open to meandering roadways, idyllic parks, and charming streetscapes. Every detail matters. The local ecology frames the context, while a climate-tailored plant palette amplifies the tropical resort aesthetic in the 861-home master planned community. Homes are single-family or detached villas, featuring open floor plans, tile roofs, and designer touches throughout.

The range of signature amenities sets Esplanade apart. The community’s centerpiece, a lavish pool area with private cabanas, a fitness cabana, heated spa, and sprawling event lawn, anchors the immersive, everyday vacation experience. An organic playground, tennis and pickleball courts, a dog park, and walkable trail networks extend recreation into everyday life—highlighting the active-living allure that defines Esplanade communities. Native butterfly gardens weave preservation with placemaking, creating moments of discovery throughout the community.

Overcoming geotechnical challenges and integrating extensive trail networks with new grading throughout the site, RVi’s market-responsive phased delivery planning played an instrumental role in creating the refined oasis of recreation, comfort, and elevated living for Esplanade at Wiregrass Ranch.
