This Dripping Springs community features the Texas Hill Country’s majestic views, abundant wildlife, and rolling hills. Our design team created a master plan concept that integrates smaller residential lots adjacent to more than 1,000 acres of vast open spaces.

GOALS

From historic ranch to modern community, RVi and the developer envisioned a place that blends the best of both worlds. RVi sought to enhance the natural Hill Country landscape for an amenity-rich development anchored in heritage. Preserving vast open spaces and weaving significant structures into the overall design provided a unique master planning and landscape design strategy, down to every detail.

OUTCOMES

Located at the confluence of Big Barton and Little Barton Creeks, Headwaters’ signature contemporary style is informed by the former ranch land’s heritage and timeless geography. RVi’s master plan for the site preserves more than 1,000 acres of open space, with each residential lot backing up to greenbelt views. In addition to master planning, RVi also provided landscape architecture services for the community, including entry monumentation, roadway design, and the design of several parks and a recreational complex.

The community benefits from several key natural amenities, including majestic views of the Texas Hill Country, abundant wildlife, and rolling hills. Eight miles of scenic trails and inspiring greenspaces like Homestead and Headwaters Parks were designed for picnics and stargazing, while landmark features and small-scale destinations were implemented to encourage exploration.

As one example, Homestead Park balances natural open space with historic preservation. Hazy Mills Manor, the original 1940 ranch house, had fallen into disrepair and was unsuitable for renovation or public use. The house was deconstructed down to its structurally significant base foundation, honoring legacy and engaging the new community. The foundation serves as a cornerstone of the park, around which RVi designed a garden of native grasses plants, plants, and wildflowers. A crushed granite trail meanders through the garden and connects with other amenity areas.

At the heart of the community is HW Central, a massive, welcoming recreational complex with a resort-style pool, state-of-the-art fitness center, and a laid-back clubhouse. The Headwaters design embraces healthy living, community engagement, new home design, connectivity, and environmental stewardship.
