Under the picturesque skies of the Sonoran Desert lies an amenity-rich, mixed-use community brought to life through RVi’s extensive support in modifying land use designations, master planning, and design.
GOALS
The vision for Moonlight was clear from the outset: to establish a dynamic master-planned development welcoming residents to experience nature and community connection in Maricopa, one of the fastest-growing U.S. cities. The developer envisioned a vibrant community for families and snowbirds alike, moving from in-state and nationwide. With its location adjacent to multiple Regional and National Parks, golf courses, outdoor recreation, and resorts, the master planning and thematics would celebrate the natural surroundings while offering many features in demand for the local market. Before that could occur, Forestar Real Estate Group enlisted RVi to assist with a Major General Plan amendment to modify the site’s land use designation.
OUTCOMES
The 489-acre site of Moonlight is evolving from a former dairy and agricultural site to a dynamic, modern development featuring a mix of residential densities, commercial, and employment land uses to accommodate the rapidly growing population of Maricopa, Arizona. The land use amendment was just the first step in the process, providing for greater flexibility and creativity in the community design, with RVi at the helm.
The community thematics and amenities celebrate what makes the region unique, showcasing the Sonoran Desert through ample open spaces and connections to outdoor recreation. Acres of parks and flexible space within the community accommodate celebrations, festivals, and casual gathering for families. Residents will be able to cool off at the community pool, located near a covered ramada area with overhead fans and picnic tables to foster comfortable gathering shielded from the desert sun. A playground with shade structures and oversized community fire pit welcome children and parents to play or relax, day or night. Additional recreational amenities throughout the site include pickleball and sand volleyball courts, as well as paved walking trails that weave throughout the community.
The site is being designed with varied housing options and densities, connected through integrated trails, streetscapes, roadways, and thoughtful circulation patterns. Carefully planned entries, landscaped corridors, and neighborhood gathering spaces create a strong sense of arrival while reinforcing connectivity across the development. Employment and commercial areas are strategically positioned to support daily needs, reduce commute times, and create opportunities close to home.
By blending attainable growth, lifestyle-driven amenities, and a design language rooted in the surrounding desert landscape, Moonlight is poised to become a vibrant new community for Maricopa’s next generation of residents.
