Skye Ranch

Where former ranchland meets modern living, Skye Ranch delivers an active, wellness-forward community shaped through RVi’s master planning leadership.

GOALS

Leading the master planning and visioning effort, RVi needed to navigate stringent county regulations, rezoning, and permitting efforts for the master-planned, mixed-use Skye Ranch community. Once achieved, we sought to channel the spirit of the land historically ranched by the Turner family into a modern, multi-phase development rife with parks, athletic facilities, and wellness-forward amenities.

OUTCOMES

The Skye Ranch community encompasses two residential developments with 3,450 units and 300,000 sq. ft. of commercial uses. Health and wellness were key drivers for the extensive trail networks, linking residential neighborhoods with commercial districts and active recreational amenities. Community parks and environmental and wildlife corridors reflect guiding principles of sustainable landscape design, further enhanced through greenway streetscaping lined with a Florida-friendly plant palette. RVi’s planning and design gave residents ample opportunities to enjoy nature and foster a connected community.

RVi designed the entirety of Skye Ranch’s Community Park, epitomizing the development’s active-living ethos. The park’s athletic facilities include two soccer fields, two baseball fields, a full-sized basketball court, sand volleyball court, tennis/pickleball courts, and a centrally located concessions building. The park is also home to an oversized playground, as well as a fishing pier and dog park, all connected through the trail systems.

To support the high traffic demands of youth sports fields, RVi designed a secondary irrigation system. A portion of the surface parking lot features permeable reinforced grass turf, a technique that improved aesthetics, sustainability, and brought about cost savings for the client.

Future phases of the Skye Ranch community will include mixed-use town centers and commercial, civic, and institutional uses. As it stands, Skye Ranch is a pinnacle of modern, active living in the tropical environment of Sarasota, Florida.
