Reimagining rental living through thoughtful planning, high-quality design, and resort-style amenities in a gated built-to-rent community.

GOALS

The vision for the Bungalows at Westgate was to introduce a high-quality, single-story rental community that complements its prominent location near Cardinals Stadium and Westgate Center. The project sought to balance the privacy and comfort of detached living with the efficiency and ease of rental housing, while creating a cohesive neighborhood identity.

OUTCOMES

RVi helped craft a luxurious, gated built-to-rent community by providing PAD zoning, site planning, amenity programming, and community engagement services. The 183-unit rental community offers a mix of one- and three-bedroom detached residential homes within a thoughtful cluster configuration. In close collaboration with the developer, we ensured the units, amenities, and community character remained responsive to the local market demands. Thoughtful site planning emphasized walkability and shared spaces to foster community without compromising durability in the desert climate.

The community offers the advantage of high-end amenities in a rental setting. A central community clubhouse serves as an amenity hub that offers a fitness center and resort-style pool and spa, with a playground and informal turf play areas with flexible space for all ages. Additional amenities throughout the site include a dog park and wash area, as well as plenty of picnic and shade ramadas to encourage connection with other residents.
