Just south of Lake Eola, The Commons at Capital Plaza reimagines a key downtown corridor with a mixed-use environment that blends office, residential, retail, and activated public spaces. Anchored by “The Via,” a pedestrian-oriented urban plaza, the development enhances connectivity and enriches the South Eola neighborhood’s emerging identity.
GOALS
RVi set out to create a dynamic mixed-use destination that elevates the pedestrian experience and strengthens connectivity between Pine Street and Church Street in Orlando. Through comprehensive site and streetscape planning, the team aimed to integrate office, residential, retail, and public space into a cohesive urban environment. Studies of urban precedents, mobility patterns, sun and shade, stormwater needs, and shared space programming informed a design that prioritizes comfort, walkability, and year-round activation.
OUTCOMES
RVi’s early planning and landscape architecture efforts have helped position The Commons at Capital Plaza as a transformative addition to downtown Orlando. By shaping “The Via” as a pedestrian-first plaza and curbless shared street, RVi created a vibrant community space that encourages gathering, supports local businesses, and strengthens the South Eola neighborhood’s identity.
RVi’s streetscape design enhances walkability between Pine and Church Streets, introducing shaded, human-scaled routes that invite residents, office tenants, and visitors to move comfortably through the district. This improved connectivity enriches daily life and promotes a more active, people-oriented urban core.
Through thoughtful planting strategies, context-driven materials, and early collaboration on site systems, RVi helped establish a resilient, enduring public realm. The result is a mixed-use destination that elevates community experience, fosters interaction, and contributes to a more connected and livable downtown.
