The Overlook at Keystone Canyon
Integrating multifamily living with open space, recreation, and trail connections in Reno’s mountain landscape.
Set within Reno’s mountain landscape, The Overlook at Keystone Canyon is a 342-unit multifamily community designed around access to open space and outdoor recreation. Located on more than 27 acres within the larger Keystone Canyon Planned Unit Development, the community brings a range of housing options together with shared amenities, preserved natural areas, and direct connections to the regional trail system.
RVi led entitlement and planning efforts for the project, creating a site framework that accommodates residential density while maintaining strong connections to the surrounding landscape. More than 18 acres of open space and common areas are integrated throughout the community, while enhanced trail access, pedestrian connections, and wayfinding link residents to the Keystone Canyon trail network and nearby U.S. Forest Service lands.
GOALS
The Overlook presented RVi with the challenge of integrating a 342-unit multifamily community into a recreational and environmentally sensitive mountain setting. As part of the larger Keystone Canyon PUD, the project needed to provide a range of housing options and shared amenities while preserving access to the natural features and trail systems that help define the larger community.
RVi’s planning and entitlement approach organized ten apartment buildings, parking, amenities, gathering spaces, and open space across the 27-acre site. The plan sought to balance residential density with opportunities for recreation and connection to nature, using preserved natural areas and landscaped open spaces to create breathing room between development and the surrounding environment.
Maintaining and improving trail connectivity was also central to the planning effort. RVi incorporated enhanced trail access, pedestrian connections, and wayfinding into the site while addressing unauthorized trails to help protect natural resources and preserve public access to the broader trail network.
OUTCOMES
The 2024 completed community pairs a diverse mix of housing—from studios to three-bedroom residences—with a clubhouse, pool and deck, and formal and informal gathering spaces that support everyday neighborhood life. More than 18 acres of open space and common areas weave throughout the site, including landscaped recreation areas and preserved natural spaces that strengthen the relationship between residents and the surrounding mountain landscape.
A defining feature of The Overlook is its connection to outdoor recreation. Pedestrian routes and enhanced trail connections provide access to the Keystone Canyon trail network and nearby U.S. Forest Service lands, while wayfinding and trail restoration strategies help guide movement and protect sensitive natural areas.
Through thoughtful land planning, site planning, and entitlement, RVi established a framework that accommodates multifamily housing while keeping open space and recreation integral to the community experience. The Overlook demonstrates how residential density and access to nature can coexist within a connected mountain community, supporting both immediate quality of life and the long-term growth of Keystone Canyon.
