Earlier in February, RVi received unanimous approval from the City of Surprise City Council on the PAD Rezoning and Pre-Plat for the Rancho Vista community. Rancho Vista is an up-and-coming single-family development located within an active, growing area in Surprise, Arizona.
Connectivity is a key focus in Rancho Vista, as the development features an extensive trail and open space system. Featuring perimeter and internal open spaces, several local community amenity areas, and setback sidewalks, the design works to encourage walking and pedestrian connectivity within the development. A primary wash flows diagonally through the community, creating a corridor and main artery for the extensive trail system that weaves throughout. A primary access loop provides entry to the neighborhood’s central amenity that features a variety of active and passive recreational activities including a large, open play and multi-use field, playscape, exercise stations, and trails. Working in harmony with the inner park, a second neighborhood park is located along the western edge of the community that features a toddler playscape, open play field, exercise stations, and trails connecting back to the greater loop. In addition, there are several smaller pocket parks scattered throughout the development that will provide further active and passive open spaces for residents.
The site is currently designated as a Neighborhood Character Area with the City of Surprise 2035 General Plan and is also located within the Scenic Lands Growth Area (SLGA). The SLGA calls for the project to recognize the visual beauty and capture natural area open space qualities, and how the design, intensity, and orientation of incoming development and public realm areas can strengthen and enhance the natural environment. Specifically, RVi is working on land use, circulation, and urban design guidance, integrating the development with the topography, protecting large washes for wildlife mobility, and promoting off street trail systems.
Currently, RVi is working to finalize the community design and prepare the landscape construction documents. We’re excited to move on to the next stage of this project and can’t wait to see how it unfolds in the years to come!
